Pre-acquisition technical due-diligence

Our building survey team regularly supports clients in the acquisition of new property, including both purchase and leasehold. We routinely undertake condition surveys and provide technical due diligence to inform clients on acquisitions, change of use, compliance, landlord’s consent, licences to alter, and maintenance and repair obligations under lease agreements.

Dilapidations

We have a wealth of experience supporting both landlords and tenants in the process of agreeing and concluding dilapidations and strategic advice. Our building surveyors regularly provide assessments to allow clients to understand their circumstance and liabilities. We also offer lease advice on obligations by reviewing heads-of-terms and leases and we have a network of contacts to advise on legal positions and points of law.

PFI/PPP

We have a successful track record of providing specialist surveys and statutory compliance audits of private finance initiative (PFI)/public private partnership (PPP) assets. We have undertaken condition surveys and life-cycle models across a variety of education and healthcare sites informing concession end planning. We also have experience in the delivery of project and life-cycle works under various project agreements.

Large-scale condition surveys

We have unparalleled experience in the management and delivery of large-scale building condition surveys across education, healthcare and residential portfolios. Our services are tailored to suit client requirements and include the use of hand-held technology, drones and bespoke apps to support our teams and ensure uniformity and accuracy of reporting.

We operate tried-and-tested means of securely collecting, storing and transferring data, allowing clients to take informed decisions on estate and portfolio management, financial planning and to identify and action non-compliances and health and safety issues.

Quality assurance review and audits

We can tailor reports to allow upload directly into estate asset management software, the use of Scottish Government ‘Core Facts’ workbooks and statutory compliance audits. Our services include tiered quality assurance reviews and regular dashboard reporting, ensuring open, transparent and accurate service delivery at all times.

Sustainability and net-zero carbon

As part of our building surveying services, we provide clients with sustainability advice, surveys and works to model and reduce emissions, improve efficiencies and decrease carbon footprint. We work with partners to illustrate how upgrade works can help, including ‘route maps to net zero’ in line with Scottish government standards, Energy Efficiency Standard for Social Housing post-2020 (EESSH2) commissions, and ‘whole-house’ retro-fit.
