We are delighted to be sponsoring the Net Zero Development of the Year Award at the Scottish Property Awards 2026! The ceremony is taking place on Thursday the 26th of February, where Senior Director Ross Lovatt will be presenting the award to the winners. We will be delighted to attend with our guests and look forward to seeing other attendees there on the evening.

Tain Campus, Tain: Kier Construction

A transformative £65m, all‑through learning campus has been delivered for The Highland Council, consolidating four existing schools into a single world‑class Passivhaus facility. Designed to significantly enhance educational outcomes, community wellbeing, and long‑term sustainability, it will become one of the largest Passivhaus schools in Scotland.

Tain Campus, Tain: Kier Construction

Currie Community High School, Edinburgh: Kier Construction 

The school is a landmark next‑generation learning and community campus, designed to set new standards in sustainability, educational quality, and community integration. Delivered for the City of Edinburgh Council, it is Scotland’s first Passivhaus‑certified secondary school with a pool, significantly reducing operational energy use and supporting Edinburgh’s 2030 net‑zero goals.

Dunfermline City Campus: Balfour Beatty & Fife College

The new campus is Scotland’s first net-zero-ready tertiary education building and the largest Scottish Government pathfinder project for the Net Zero Public Sector Building Standard. The campus is a pioneering example of sustainable development in Scotland’s education sector, delivering a vibrant learning environment and shaping the future of net zero ready builds. As the first in Scotland to achieve independent verification of embodied and whole-life carbon assessments, the project recorded an exemplary embodied carbon footprint, outperforming original targets. The design promotes connectivity and wellbeing in a setting that supports academic excellence and regional growth.

Prospecthill Court, Greenock: Kier Construction & BDP

Today’s finalist is Prospecthill Court in Greenock is a flagship deep‑retrofit and recladding transformation of a 1960s high‑rise, delivered for River Clyde Homes to radically improve energy performance, resident comfort, and long-term building resilience. The development has become a national exemplar for scalable housing retrofit, recognised for its innovative approach, sustainability outcomes, and positive social impact.

Prospecthill Court, Greenock: Kier Construction + BDP

Take a Bow Opportunity Centre, Kilmarnock: Take a Bow Development Trust, Carbon Futures & O'Donnell Brown 

This is the reimagining of a dilapidated 1970s local authority community centre to provide a fit-for-purpose and energy-efficient hub for a local performing arts charity.

With issues including damp, asbestos, water ingress and outdated heating, the project required significant improvement. Architect O’DonnellBrown worked closely with the community to develop a sustainable, cost‑effective redesign that preserved much of the existing structure. A small extension created new changing facilities, while a timber colonnade enhanced the entrance. Internal spaces were reconfigured to add meeting and workshop areas, enabling a broader programme of youth, arts and community activities. Upgraded insulation and air‑source heat pumps reduced energy use from 265kWh/m² to 82kWh/m².

Take a Bow Opportunity Centre: Take A Bow Development Trust, Carbon Futures & O'Donnell Brown

30 Semple Street, Edinburgh: CBRE IM, Corran Properties & MLA 

Located in the capital’s popular Exchange district, 30 Semple Street’s refurbishment was essential to provide the high-quality working environment that occupational clients require. The redevelopment’s aim was to achieve the highest environmental and sustainability accreditations in Scotland whilst creating bright, flexible spaces with great amenities. Endorsing the hard work of everyone involved, it has been awarded the highest level, BREEAM “Outstanding” certification. A first in Scotland for an office project. With a score of 93.2%, it’s the highest-rated building in Scotland (in all asset classes) and the 2nd highest BREEAM score achieved anywhere in the world for a full-building refurbishment.
